Encumbrance Certificate (EC)
An Encumbrance Certificate (EC) is an official record, kept in the Sub-Registrar offices of Karnataka, of the registered transactions on a property in a period you choose. It shows whether the property carries any registered loans, mortgages or other claims.

What it shows
- Registered transactions such as sale, mortgage, gift, lease and release
- Document number, date of registration and the names of the parties
- The survey, site or property details the search was done for
- The period searched, for example 1995 to today
- A NIL result when no registered transaction was found in that period
Who needs it
- Buyers, to check that the seller has not already mortgaged or sold the property
- Banks and lenders, before approving a home or property loan
- Owners, for a loan, a sale, a building plan or a conversion
- Families settling an inheritance or a partition
What we need from you
- Survey number or property number, with the hissa number if there is one
- District, taluk, and village or ward
- The years you want searched
- A location pin of the site, so we search the right property
Good to know
An EC is not proof of ownership, and it does not show deals that were never registered. For ownership, also check the sale deed and the RTC or khata.
Is an EC proof of ownership?
No. It shows registered transactions only. Ownership is shown by documents such as the sale deed, together with the RTC or khata.
What is a NIL EC?
A NIL EC means no registered transaction was found on the property in the period searched.
How many years should I search?
Many banks ask for 13 to 30 years, so check with your bank or buyer. If you are not sure, search a longer period.
